Blue Fox Capital arranges jumbo residential mortgage financing in California for loan amounts above your county’s conforming loan limit. We place both full-documentation jumbo loans and alternative-documentation jumbo programs built for self-employed borrowers, business owners, and high-net-worth clients whose income does not fit a W-2 box.

Our Jumbo Programs
1. Full-Documentation Jumbo
The traditional path. Qualify using tax returns, W-2s, and pay stubs. Best pricing and the widest lender selection. Right for salaried borrowers, and for business owners whose returns show strong net income.
2. Jumbo Bank Statement Loans
Qualify using 12 or 24 months of personal or business bank statements. Income is calculated from deposit activity rather than tax returns. Built for self-employed borrowers whose returns show heavy write-offs and understate real cash flow. Available on jumbo loan sizes, not just conforming.
3. Jumbo Accountant-Prepared P&L
Qualify using a profit-and-loss statement prepared by your CPA or licensed tax preparer, typically covering 12 or 24 months, often paired with two to three months of supporting bank statements. A lighter documentation lift than a full bank statement analysis for borrowers with clean books.
4. Jumbo 1099 Documentation
For independent contractors, commissioned professionals, and consultants. Qualifying income is calculated from 1099 forms with an expense factor applied, rather than from full tax returns.
5. Jumbo Asset Depletion
Qualify from liquid assets — savings, brokerage accounts, and retirement accounts — converted to a monthly income stream. Built for retirees, borrowers between ventures, and asset-heavy clients with modest reported income.
6. Jumbo Written Verification of Employment
For W-2 borrowers where a lender-completed verification of employment replaces tax returns. Narrower lender set, but useful where returns are unavailable or complex.
Alternative Documentation Is Not No-Documentation
These are Non-QM loans, and Non-QM is not a workaround. Every program on this page verifies your ability to repay using third-party records — bank statements, 1099s, asset statements, or an accountant-prepared P&L. What changes is which documents establish your income, not whether your income is documented.
If a lender offers you a jumbo mortgage on your primary residence with no income documentation at all, that is not a program we will place. Ability-to-repay verification is a federal requirement on consumer mortgage loans, and a lender willing to skip it is a lender you should not be borrowing from.
Who These Programs Fit
- Business owners and self-employed borrowers with significant write-offs
- Founders, physicians, attorneys, and partners with K-1 income
- Commissioned professionals and independent contractors
- High-net-worth borrowers with large balance sheets and modest reported income
- Buyers of high-value California property where conforming limits do not reach
- Borrowers declined by a retail bank on documentation grounds rather than credit grounds
Jumbo vs. Conforming
- Loan size: Jumbo exceeds your county’s conforming limit; conforming does not
- Who holds the loan: Jumbo is portfolio or private-investor paper; conforming is agency-eligible
- Underwriting: Jumbo is manually underwritten with more judgment applied to the full borrower picture
- Reserves and down payment: Generally more required on jumbo
- Documentation flexibility: Broader on jumbo — alternative-income programs exist at jumbo balances
How It Works
- Scenario call. Tell us the property, the loan amount, and how your income is documented. No credit pull required to talk.
- Document list. You get a short, specific list matched to the program that fits — not a generic 40-item request.
- Lender placement. We shop your file across jumbo and Non-QM sources and bring you the structures that actually work.
- Disclosures and processing. Federal disclosures are issued on the required timeline; we manage the file to close.
- Close. Typical jumbo timelines run longer than conforming because underwriting is manual. We tell you the real timeline up front.

Jumbo Loan FAQ
What makes a loan a jumbo loan?
A jumbo loan is a residential mortgage that exceeds the conforming loan limit for the county where the property sits. In California, high-cost counties carry higher limits than the national baseline, so whether your loan is jumbo depends on where you are buying.
Can I get a jumbo loan without tax returns?
Yes. Bank statement, accountant-prepared P&L, 1099, and asset depletion programs all qualify you without full tax returns. Your income still has to be documented — just through different records.
Are jumbo bank statement loans the same as the old stated income loans?
No. Stated income meant no verification. Bank statement programs verify income from actual deposit records over 12 or 24 months. The documentation is different; the verification requirement is not optional.
Do jumbo loans require a bigger down payment?
Generally yes, and requirements vary by lender, loan size, occupancy, and documentation type. Alternative-documentation programs typically ask for more equity than full-doc jumbo.
How much do I need in reserves?
Jumbo lenders typically want several months of payments in reserve after closing, and the requirement scales with loan size. We will tell you the specific number for your program before you apply.
Do you lend on investment property at jumbo balances?
Yes, on select programs. Investment property financing is business-purpose rather than consumer credit, and DSCR-based qualification may be a better fit — see our DSCR Investor Loans page.
