California Fix-and-Flip and Bridge Loans for Real Estate Investors

Acquisition, rehab, bridge and ground-up financing for California investors. Investment property only.

  • Business-purpose
  • Investor properties
  • Purchase and rehab financing

On select programs, subject to lender approval. Not all applicants will qualify.

Buying a property to renovate and sell, or renovate and rent? The decision that matters is which capital stack closes the deal: how much of the purchase the lender funds, how the rehab gets paid for, and what the after-repair value supports. Blue Fox Capital Corporation arranges and places fix-and-flip, bridge and ground-up financing, for investment properties only.

Select programs fund purchase and rehab costs, subject to ARV limits, borrower qualifications and lender approval. Not all applicants will qualify.

Program Highlights

  • Purchase: a share of the purchase price (loan-to-cost) on select programs
  • Rehab: rehab funds on select programs, released through draws as work is completed
  • ARV cap: the total loan is capped at a percentage of the after-repair value, set by the lender
  • Property types: 1–4 unit non-owner-occupied residential, plus select programs for 5+ unit multifamily
  • Experience: some programs don’t require prior flips. Leverage is usually higher for investors with recent, verifiable exits.
  • Borrower: usually an entity (LLC or corporation), with a personal guarantee
  • Occupancy: investment property only, never a home you live in

How the Leverage Actually Works

Three limits apply at once, and the lowest one sets your loan:

  • Loan-to-cost: a percentage of the purchase price, plus a percentage of the rehab budget
  • After-repair value (ARV): a cap on the total loan as a percentage of the appraised after-repair value
  • Your experience tier: newer investors usually get lower purchase leverage, and on heavy rehabs, a lower ARV cap

How the limits work together: the lender sizes the loan on the purchase price and rehab budget, then checks it against the ARV cap. The lower of the two sets the loan. Either way, you’d still bring the rest of the purchase price, closing costs, interest carry and any overruns.

Full Rehab Funding Isn’t Full Financing

Programs that fund the full rehab budget still expect you to put money into the purchase and closing, and they cap the total loan by ARV. Plan for a down payment, closing costs, reserves and the interest you’ll carry until you sell or refinance.

Rehab Draws

Rehab money usually isn’t paid out at closing. You or your contractor complete a phase of work, request a draw, an inspector verifies the work, and the lender reimburses that portion. Make sure you have working capital to cover the gap between paying your contractor and receiving the draw.

Ground-Up Construction

For experienced builders, select programs fund a large share of total project cost with construction draws, capped by as-completed value. See Construction & Fix-and-Flip Loans.

Bridge Loans

Short-term financing to acquire a property, reposition it, or refinance a loan that’s coming due:

  • Acquisition bridge loans when a permanent loan is not yet a fit for the property or the plan
  • Stabilized bridge loans on select programs
  • Refinancing out of a maturing loan when your lender won’t extend.
  • For larger commercial assets, see Commercial Bridge Loans

Your Exit

Lenders want to see how you’ll pay the loan off. Usually that’s one of two ways:

What Slows a Flip or Bridge File Down

A rehab budget without line items, no contractor bids, title issues, an ARV that comparable sales don’t support, or a purchase contract that closes before the appraisal can be done. Bring these up front and we’ll structure around them, or tell you to fix them first.

How It Works

  1. Send the deal. Address, purchase price, rehab budget, expected ARV, your track record and your timeline.
  2. Term sheet. We review your request and discuss potential financing options, subject to lender approval.
  3. Diligence. Appraisal (as-is and after-repair), budget review, entity documents and title.
  4. Close. The purchase funds at closing, and rehab funds follow through draws.
  5. Exit. We can line up the rental refinance before you need it.

FAQ

Do I need flipping experience?

Not always. Some programs don’t require prior experience, but leverage is usually lower for first-time investors, and ground-up construction generally requires experience.

Will I need my own cash for a fix-and-flip?

Yes. Select programs fund the rehab budget through draws, but you’ll still need funds for part of the purchase price, closing costs and carrying costs, and the total loan is capped by the after-repair value.

How long does a fix-and-flip loan take to close?

It depends on the property, the appraisal, title and the lender. Closing timelines depend on the property, title, appraisal and lender approval.

Can I use a fix-and-flip loan on a home I’ll live in?

No. These are business-purpose loans for non-owner-occupied investment property only.

Do I need an LLC?

Most programs are made to an entity, such as an LLC or corporation, and require a personal guarantee.

Can I refinance into a rental loan when the rehab is done?

Yes. Many investors refinance into a DSCR rental loan. See California Investor Rental Loans.
