Home Loans in California — Purchase and Refinance

Purchase and refinance financing shopped across conventional, jumbo and alternative-documentation sources.

  • Conventional and jumbo
  • Alternative-doc options
  • California

On select programs, subject to lender approval. Not all applicants will qualify.

Blue Fox Capital arranges residential mortgage financing for California homeowners and buyers. We are a broker, not a retail lender, which means we shop your file across conventional, jumbo, and alternative-documentation sources rather than fitting you into one bank’s single set of guidelines.

We are a commercial real estate finance firm first. That matters here in one specific way: the borrowers other lenders find complicated — business owners, investors with a dozen properties, people whose income arrives as K-1s and distributions rather than a W-2 — are the borrowers we work with every day.

What We Arrange

  • Conventional purchase and refinance — agency-eligible financing for qualifying borrowers
  • Jumbo — loan amounts above your county’s conforming limit
  • Alternative-documentation — bank statement, accountant-prepared P&L, 1099, and asset depletion programs
  • Cash-out refinance — access equity for debt consolidation, investment capital, or improvements
  • Second mortgages and HELOCs — borrow against equity without touching a low-rate first mortgage
  • Reverse mortgages — for homeowners 62 and older

Loan Highlights

  • Occupancy: Primary residence, second home, and investment property
  • Property Types: Single-family, condominium, and 2–4 unit residential
  • Documentation: Full-doc, or alternative documentation for self-employed borrowers
  • Loan Purpose: Purchase, rate-and-term refinance, or cash-out refinance
  • Geographic Area: California

Which Program Fits

Conventional

If you draw a W-2, your tax returns support the income, and your loan falls under the conforming limit, conventional is often the simplest path. There is no advantage to complicating it. We will place it and get out of the way.

Jumbo

Above the conforming limit for your county, you are in jumbo territory: portfolio and private-investor paper, manually underwritten, generally requiring more down payment and more reserves. See our Jumbo Home Loans page for the full picture, including jumbo bank statement and P&L options.

Alternative Documentation

If you are self-employed and write off aggressively, your tax returns understate what you actually earn, and a conventional underwriter will decline you on income you genuinely have. Bank statement and accountant-prepared P&L programs solve this by verifying income from different records. See Non-QM & Alternative-Income Loans.

Cash-Out Refinance

Useful when the equity is doing nothing and you have a better use for it. Worth running the math carefully if you hold a low fixed rate on your existing first mortgage — a second mortgage may cost you far less overall than refinancing the whole balance. We will show you both.

What We Will Tell You Straight

Sometimes the answer is that you should not do the loan. If a cash-out refinance means giving up a first mortgage rate you will never see again, we will say so. If your credit will materially improve in six months and waiting saves you real money, we will say that too. We would rather place your loan later than place the wrong loan now.

How It Works

  1. Conversation. Property, purpose, how your income is documented, and roughly where your credit sits. No credit pull to talk.
  2. Options. We come back with the programs that actually fit, and what each one costs you.
  3. Application and disclosures. Federal disclosures are issued on the required timeline.
  4. Processing and underwriting. We manage the file, the appraisal, and the conditions.
  5. Close. Signing and funding.

Home Loan FAQ

Do you lend outside California?

Commercial and investor financing nationwide; residential and reverse mortgages in California.

I am self-employed. Can I still get a conventional loan?

Often yes, if your returns support the income. If they do not, alternative-documentation programs will. The deciding factor is usually how much you write off.

How much do I need for a down payment?

It depends on the program, occupancy, and your credit and reserves. Conventional programs reach higher loan-to-value than jumbo or alternative-doc programs. We will give you real numbers for your situation rather than a marketing figure.

Do you charge for a consultation?

No. Scenario conversations are free and carry no obligation.

Can I use a home loan to buy an investment property?

Yes, though for investment property it is worth comparing a conventional investor loan against a DSCR loan that qualifies on the property’s rental income instead of your personal returns. For a portfolio investor, DSCR is frequently the better structure.
