California Construction Takeout Loans: Planning Your Investment Property Refinance

Plan the refinance of a completed California investment property construction project.

When a business-purpose construction loan approaches maturity, investors and developers may need longer-term financing. Planning the takeout early helps identify the property documents, occupancy evidence and financial information a prospective lender may require.

For takeout paths by property type and completion stage, and for projects outside California, see Construction Takeout Loans.

Completion Readiness

Review the construction status, final inspections, certificate of occupancy where applicable, outstanding permits, contractor closeout items and remaining work. Document any items that may affect the property’s readiness for a refinance.

Occupancy and Leasing

For income-producing properties, assemble current leases, rent rolls, security deposit information and occupancy history. If leasing is underway, document the lease-up plan and distinguish signed leases from projected income.

Property Documentation

Prepare the construction loan statement and maturity date, property address and ownership details, insurance, taxes, project budget, final costs and available appraisal or valuation information. Lenders may request additional documents based on property type and transaction.

DSCR vs. Commercial Refinance

A California DSCR loan may be relevant to qualifying rental properties where rental income is central to underwriting. A commercial mortgage refinance may be more appropriate for larger multifamily, mixed-use or other commercial assets. Eligibility depends on the property, borrower, available programs and lender review.
