DSCR Cash-Out Refinance on a Single-Family Rental in Bella Vista, Arkansas

A Southern California investor owned a single-family rental in Bella Vista, Arkansas, with no loan against it, and wanted to pull equity out to put back into the investment business. The loan was small, the property was out of state, the owner’s credit score was in the 500s, and the owner did not want to document personal income. Blue Fox Capital Corporation arranged a $202,000 30-year fixed DSCR cash-out refinance, which funded about eight weeks after the application.

The situation

The owner had bought the house for cash a few years earlier and had leased it since. Four things made the request harder than it looked. The loan balance was smaller than many investor programs will consider, and a credit score in the 500s rules out most of the rest. The property sits in Benton County, Arkansas, while the owner lives in Los Angeles County, so title, escrow, insurance and the appraisal all had to be coordinated remotely. And the prior owner’s mortgage still appeared on title, because the release from that cash sale had never been recorded.

What the file needed

  • A signed application and government-issued ID, with the name on the application matched to the name on the owner’s driver’s license.
  • The current lease on the property. The loan was qualified on the rent at conservative leverage, not on tax returns, personal income or a high credit score.
  • A signed letter stating the business purpose of the cash-out and naming the property.
  • A landlord hazard and liability policy with the correct mortgagee clause. The owner’s existing homeowner policy had to be rewritten.
  • An appraisal ordered through the lender’s appraisal management company. It was returned for corrections twice before it was accepted.
  • A title commitment with a 24-month chain of title and plat map, a tax certificate, a closing protection letter and wire instructions from the settlement agent.
  • Proof that the old lien was paid, and a recorded release, before funding.
  • An estimated settlement statement showing every fee.

How it was packaged

Blue Fox took the application, ordered the appraisal the same week and opened title with a national settlement service that closes Arkansas loans. When the lender’s conditions list came out, we split it three ways: title and payoff items to the settlement agent, the insurance rewrite to the owner’s insurance agent, and the business-purpose letter and ID items to the owner. The stale lien was cleared by tracking down the closing file from the owner’s purchase, showing the sale had been for cash, and having the release recorded.

The outcome

The $202,000 loan funded about eight weeks after the application. The owner kept the rental, took cash out for the business, and never had to produce a tax return. Because the loan is a 30-year fixed, there is no balloon and no need to refinance again when the lease rolls.
